When Are Property Taxes Due?

We all hate taxes. Yet, everyone gets taxed, whether they’re the US President or a mafia boss.

If you don’t like to end up in prison for tax evasion, you should pay what you owe. What’s more, to avoid delinquency and extra charges, you must comply with the payment deadlines.

But when are property taxes due?

Nearly 50% of Americans don’t even know how much taxes they should pay. So, it’s not surprising that so many people are unaware of the payment deadlines, either.

We’ve collected for you all property taxes due dates by states. Use this one-stop resource and never miss a payment again!

US Tax Facts

The very first income tax was paid in England at the beginning of the 15th century — in 1404, to be precise. In the US, income tax was introduced in 1862 to help raise money during the Civil War. At the time, it amounted to 3% on income exceeding $800. The permanent income tax was established by the 16th Amendment, ratified in 1913.

Speaking of property tax, it was introduced in the US back in 1798. By it, Americans were obliged to pay tax on lands, slaves, and houses. Nowadays, it’s a tax levy imposed primarily on land and buildings, as well as business and farm inventories and equipment.

On some occasions, property tax could be extended to cars, furniture, and jewellery. A tax bill could also encompass assets such as bonds, stocks, and shares, even mortgages. The taxable amount is based on the gross value regardless of the individual’s or company’s wealth and debt.

Property tax also referred to as a millage rate, is the primary source of revenue for local governments. The money obtained from taxpayers is further directed toward project funding, including maintenance or construction of schools, roads, parks or recreational programs. The payroll for local police officers, firefighters, and public service departments is also included here.

If you thought that all states have the same taxes, you’re terribly wrong. Depending on your residence, you may pay small to moderate amounts, or your property tax bill may equal your mortgage. Plus, some states allow you to pay your tax in installments. As opposed to corporate tax, property tax is not excluded from any of the states. Wherever you live, you’ll need to pay some amounts.

In terms of companies, they’re obliged to pay corporate tax, applied to the gross revenue of the taxable business. With it, government services, infrastructure, and public works projects are financed. However, not all states levy a corporate tax, so it’s no wonder why some business owners consider moving from one state to another to avoid or reduce their state tax expenses.

When Are Property Taxes Due?

As opposed to the federal taxes, whose due date is the same for the entire country, the deadline for property taxes varies. What’s even more confusing, the date may not be the same for counties and cities within the same state.

Considering this, it doesn’t come as a surprise why some taxpayers miss their property taxes deadline.

Now, let’s look into the property tax due dates by state!

Alabama

In Alabama, property taxes are calculated according to the property classification, millage rates and exemptions. The Cotton State has some of the lowest effective rates across the US, with the average tax rate amounting to 0.40%.

Alabama residents must pay their taxes by October 1. Should they fail to do it by December 31, the taxes become delinquent. Unfortunately, there are no installments, so you’ll need to make a single payment.

Yet, there is an easy way to pay your Alabama property taxes online.

Alaska

Even though Alaska is the largest American state, only a portion of it is subject to a property tax. The state has about 321 communities, 165 of which are incorporated. Out of that number, 19 are merged into boroughs, while the rest are incorporated as cities.

Fifteen out of 19 boroughs and nine cities outside them impose a property tax. In other words, only 24 Alaskan municipalities levy an estate tax.

Alaskan property tax due dates are September 15 for the first and November 15 for the second instalment. The median effective tax rate is somewhat higher than the national average — 1.18% compared to 1.07%.

Online payments are made to cities and boroughs rather than the state. For more info, you may want to visit the official website of your local municipality.

Arizona

Arizona is yet another state with a relatively low effective tax rate — the average is 0.62%. This is partly due to a law that caps the overall tax rate imposed on homes occupied by owners.

A county auditor supervises real estate taxes. Each auditor chooses their valuation method according to technical considerations. Due to this, taxpayers should pay taxes to their county, not the state of Arizona.

For further details about online payment, visit your county’s website.

And when are Arizona property taxes due?

You must pay your taxes by October 1. In case that the total amount exceeds $100, you can pay it in two installments. The first instalment is due October 1, whereas the second is due March 1 next year.

Arkansas

Anyone who owns real estate is subject to property taxes in Arkansas, whether the asset is a gift, inherited, or bought. The tax is calculated according to the value of the land or building. No matter if your home is worth $50,000 or $5,000,000, you’re obliged to pay the tax.

The property tax rate is 0.61% of the assessed home value. The exact amount depends on the region. Thus, your bill won’t be the same in all counties, cities, or school districts.

The revaluation of real estate property takes place every odd-numbered year, whereas personal property is assessed each year.

The Centennial State allows taxpayers to pay their taxes semi annually if their tax bill exceeds $25. The due date for a single payment is April 30. If you pay your taxes in installments, the first is due February 28 (29 in the leap year), and the second should be paid by June 15.

But in May 2020, Delaware’s Court of Chancery proclaimed the state’s property tax system unconstitutional. This could start major changes in tax bills in the following years.

According to the court, Delaware residents had to pay taxes calculated with outdated values. Consequently, many taxpayers weren’t charged adequately — some were undercharged thanks to an arbitrary discount, while others were overcharged. Such tax bills violate the state constitution, which demands all residents to be taxed equally.

The First State’s tax due date is September 30. You can pay online via the Delaware government website. Just find your county, and follow the given instructions.

ABOUT AUTHOR

To be honest, I never wanted to become a writer. My dream job was a software developer/engineer or a graphic designer. But, as I’m far more skillful with words than maths, I got a degree in English language and literature. Now that I’ve been a content creator for six years, I’d never think about any other profession. I write as if my life depended on it. But don’t think writing is all I know of. When I get tired of it (yeah, it’s possible), I do yoga or play the guitar. When inspiration strikes me, I grab my camera and go out for a photo shoot. Although I prefer the nice weather, I could freeze to death for just a few good snaps.
